Initial Preparation & Lot Purchase
The Process starts with an initial wish list, which establishes the design requirements for the home, including the desired floor plan, exterior and interior architectural theme, zoning requirements, overall size and budget. We will also assist the homeowner to select a lot if that has not already occurred.
Design Phase
Based on the prioritized wish list and site constraints, an initial floor plan will be established. Spatial relationship of rooms are established, the relationship with the lot is determined and optional alternatives are suggested. The first design presentation is the basis for future discussion and design development.
Based on feedback from the initial meeting, the architect refines the floor plans while the exterior elevations are developed. Subsequent meetings will build on the previous design drawings and an initial construction budget is established.
Prior to the completion of the design phase, interior elevations will be prepared and initial consultation should occur with our interior designer. At this time a photo-realistic rendering of the exterior is prepared using the exterior materials selected by the homeowner. Also at this time a more detailed cost estimate is established prior to the completion of the drawings.
Construction Drawings Phase
With design approval from the owner, the final construction drawings are now developed. Final structural design, electrical and lighting plans, along with numerous details are prepared at this time. Material selections such as plumbing fixtures and cabinetry will be selected with the interior designer and such information is included on the drawings.
Bidding and Building Permits
With the drawings complete, the drawings are distributed to trade contractors to obtain final bids for pricing the house. At the same time, we simultaneously apply for the building permit. Upon the issuing of the building permits, construction can proceed.
Construction Phase
Construction begins utilizing the services of our trade contractors, who are chosen for their attention to detail and quality of their work. Construction time will vary depending on the size of the home, the complexity of the design and finishes, and weather conditions. Typical construction can take seven to eight months. By utilizing the design-build process, the majority of decisions are made prior to the start of construction, allowing for construction to proceed in an orderly fashion.
